Building a smart tenant-first experience
40 Leadenhall is one of London’s biggest new developments. Learn how adopting the latest technology has allowed them to create a fully digital, tenant-first experience across 900,000 sq.ft. of commercial, retail, and office space.

The company
40 Leadenhall is one of the biggest developments in the City of London ever to receive planning permission. Completed in 2024, and situated in the capital’s insurance district, it comprises over 900,000 square feet of exceptional commercial office, amenities, and retail space to serve the needs of up to 10,000 occupants.
The challenge
It’s impossible to predict all the different ways 40 Leadenhall will need to evolve security and operations over the coming years. Yet, what won’t change is the team’s commitment to delivering a uniquely designed space that prioritizes occupant wellbeing. This is why they wanted an open and unified security platform to help secure buildings and service occupants across the new development.
The solution
A smart tenant experience
The open security platform helps provide a modern, friction-free tenant experience. Tenants can access the building using their phones and visitors can scan a pre-issued QR code at the speed gates.
Accessible to many users
Various users, from receptionists to security personnel, handle their tasks from Genetec workstations around the building. Each user is allocated privileges appropriate to their roles and responsibilities.
Integrated app powered by VTS
Tenants use the 40 Leadenhall app, powered by VTS Activate, to assign a virtual visitor pass in real time. They can also receive building updates and engage with amenities, all through a user-friendly interface.
Adaptable to future needs
Leadenhall is looking at adding video analytics such as people counting to gain a better understanding of how the facility is being used and considering implementing an AI-based search function.

“We don’t know exactly how we’ll need our system to grow in the coming years. However, the investment in Genetec™ Security Center alongside other important technology decisions we’ve made gives us confidence that we’ve future-proofed our investment for the long term.”
Andrew Cowie, Head of Engineering at 40 Leadenhall
Results
Leadenhall 40 deployed a smart building solution using Security Center and Genetec Streamvault™ servers and archives. The entire system includes over 200 cameras, 250 doors, and 2,600 data points. The 40 Leadenhall team also has Genetec Advantage, the comprehensive maintenance package. This ensures they’ll always have access to the latest software versions and newly added features and functionalities.
Having an open platform allowed the team to select security cameras from Axis Communications, and access control hardware supplied by HID Global, Mercury Security, and STid. Each device was chosen to address specific needs and help authorized visitors and tenants seamlessly move through the facility.
